People should stay away from investing in Japan!

Excess depreciation could be suspended as a passive loss unless you qualify as a Real Estate Professional (REPS) or materially participate in a Short-Term Rental (STR)—which would allow you to use the additional depreciation to offset W-2 or business income.

For example, in my state PA there is an inheritance tax and many TAX auction properties originate from people passing away and the heir(s) not taking control over the estate and paying those property taxes.

However, the right Broker is very important when first starting because they can train the agent how to run their business and find success.

For most people a house hack is a great start. 

I am a wholesaler out of Maryland looking to start content creating on my journey, looking to connect with some people that do the same type of thing.

You will find that people are successful in every market you mentioned but depending on your cash position, a successful rental in one location or the other might not be as ideal for you. 

Insurance companies and car dealerships and plenty of other consumer businesses close by.

Office space is gutsy at this time with many companies working remotely, maybe part of your investment was to bet that people will be coming back to work in person.  

I think there is a good mix of people there.
