If I have had a tenant for more than 2 years, I generally don't worry about broken leases especially if they leave it clean.

I do this because an issue like a blown heating unit, major roof leak or broken pipe can easily run you a few thousand in some cases.

Another thing I would recommend is go through and take pictures of the house and catalog anything that is broken or needs repair now.

I called the tenant and we had a conversation and she understands she is legally bound to the lease, she is also aware of the clause in the lease that states should the lease be broken there will be a financial penalty.

Pretty minor stuff: painting, hanging towel bars, repair toilet, repair door hinges, caulk in wet areas, replace broken door, replace broken outlet covers.
