My idea is to buy a 2nd primary fixer with some meat on the bones, have my family move in with me. and rent out our current primary sfh since our current mortgage is low and similar well exact homes rents for about 1k over our current mortgage.since rates are up im looking at it from a blend perspective. @2.75 current and looking at a 6.5 for 2nd sfh I feel this would be the best bet.

Filler is fine...there are products that are made specifically for concrete and will blend in to look ( a little) like concrete.
