Yes you need a hammer and a sledge hammer to do some demo - but I'm not going to build a deck with a sledge hammer. 

Hey all,I'm currently rehabbing a split level house that has a 16' x 8' deck in the front of the house.The deck is built about 4 feet from the ground and leads to the front door.I had my landscaper remove a ton of overgrown weeds/ brush from underneath/ around the deck, but now it looks quite bare with the exposed beams atop a pile of mulch. 

Take in the crisp air with front and rear decks.

Some other places have Christmas lights on the deck that have been up for 5 years. 

Also landscaped and redid the 1000 sqft composite back deck.

Fortunately I have a good PM so the stories have not really caused that many issues to us personally, but one did result in us changing landscaping significantly (tenant created a mud wrestling pit in the yard, today the yard is mostly Trex deck).

@Brandon Casten putting together a pitch deck or a financial model for retail is normally a lot easier than MF because there's a lot less speculation and guessing.

New cabinets, and granite counter tops, full bathroom rehab in 2 bathrooms, new windows, new wood sighting on entire outside of home, new wood deck in back yard, new paint and texture job throughout.

There was also a new deck put in.
