This is the first time we encountered where the drive way is so beyond touch up repair.

Communication around the turn over was excellent and the move out report and repair estimate was in line with a move out with only minor paint touch up/lawn maintenance/rekey/etc type expenses. 

The owners will be back at end of this week for a week to do some minor, touch-up work inside and to hopefully get sold.

It shouldn't take much to touch up the baseboards.

The last thing you want is a buyer throwing a fit at the last minute because your shade of touch-up paint didn't quite match.  

You can buy those giant 5-gallon buckets, it makes touch-up easy, etc.

Bristol, CT 2-family deal diary updateSince the last update, we have gotten a lot of work done on the 2nd/3rd floor townhouse style unit:All of the painting on both floors and the common area is completeAll of the flooring has been done outside of 1 of the bedrooms which will be done todayThe 2nd floor re-work is complete, we added a bedroom and opened up the dining/living areasThe remodel of both bathrooms is now done alsostainless steel appliances for the 2nd/3rd floor unit have been delivered & installed**progress pics below**As far as work remaining on this project as a whole we have the following:flooring in 1 bedroomfinishing touches to flooring (trim, etc)put blinds, light fixtures, outlet covershave the unit cleanedoutside touch up painting and yard maintenanceAfter all of this is complete we should be able to list.

That will get you paint inside and out, carpet, countertops, some bathroom touch-ups, and possibly windows. 

Just turned one over and had to re-paint the whole place which was expensive but it was the first time I've painted since I bought and think that since I use the same color scheme and paint for each house it should be a cheaper touch-up job in the future.

My property only needs minor touch ups supposedly and I am still waiting for bids as of today.Thanks
