@Will Barnard , my thoughts, other than I could use a bronze horse, are that we will actually see a drop in buyers for smaller multi family sales due to the tougher loan laws they keep passing.

But why not visit one of the main investment clubs in the city (Mr Parish's or the other one and find out from the "horse's mouth" what is going on here in MD.

I put the art before the horse a bit yesterday and posted an ad for help on craigslist, luckily I've gotten quite a few with research experience but at this rate I anticipate getting more that don't have a researchers skillset.

Remember the saying: "Don't look a gift horse in the mouth" Without this program you'd have a 35K mortgage, with it you have a 15K mortgage but didn't use all of the money.

I do have small opportunity to partner with an absentee land owner to place 2 dozen + mobile homes (all need some love) on a rural property (empty horse farm).
