Closing Friday this week.Last listing I had buyers came in a week before closing to measure furniture space.I've never had an issue with this before.

For close in neighborhood demographics, go to a few of the local Grocery stores and sit in the parking lot Friday night after dark, Saturday morning, and Sunday afternoon.Look at the people, and how they are dressed, look at their cars and trucks--guess their income level.

I took advantage of Black Friday sales and some shopping around and adding a dryer and washer with installation for about $1K - I want to differentiate myself and get a tenant as soon as possible after closing (which is on 12/3).  

And for all of these big ticket items, there may be some Black Friday deals that could help save you some money on surveillance gear or security screens.

I'm scheduled to check out the deal Friday, but I have time after checking the property out to estimate repair costs.

I had spoke to a friend on the phone on a Friday night who told me about his parents having this property under contract but it fell through so he asked if I would be interested in it so I went and looked at it.

Thank you all for the feedback, I did inform my lawyer, supposedly the person is moving out this Friday.

My tenant is set to move out next Friday.

Others will just tie your property up and give you false hope.Not sure where you live at or what kind of contacts you have in Baltimore but after answering the above questions and the decision was to sell the house I would probably post it myself in the local Baltimore Real Estate FB groups, BP Marketplace.If you are local stop in at the Friday lunch at Spirits and meet some of the real players in the Baltimore market.
