I think the main reason a lot of these guys are going the HML route is because the lender doesn't like the FICOs they're seeing.Puking upon entering the house is often a sign you're walking into a winnner.Seeing a "cloud" of fleas hopping 6" off the floor is another, I used to see a lot of that in the late '80s early-'90s in Houston.Fresh sawdust and sheetrock dust from the chainsaw to the walls is good.A stack of "pink envelopes" from everyone from the power company to Columbia Records, to American Express means you've got a motivated seller.When the only furniture is a lawn chair and a couple of boards resting on concrete blocks, you've either entered someone's college dorm, or a divorced guy trying to hold on.

Use yellow or Pink.

Good to meet you.Color of the postcard does matter.On small cards the two colors are pink (2 times a year, Mothers Day and Breast Cancer Awareness Month) and yellow. 

I know when I print I can, based upon sex,  pink or blue colors,  based upon sir name print language of choice.

and the first one has been stuck with city planning for over a year and now has a squatter with a tent inside and a little pink plastic toilet.

And the ones we use as the primary envelope out perform the others although a blue,pink, or white number 10 is a great choice for follow up.  

Size and Color MatterA6 for Size and we are experiencing good results with Blue, Green, Yellow, Purple and Pink over the standard white or beige. 

Here are a few that are proven to work and youre welcome to use the copy...ellow is the preferred paper choice however Pink is as well.

I think the biggest issue is with agents who are unfamiliar with investment methodologies and who are unwilling to do the extra work (figure out whether a property can cashflow and have the patience to go through several offers).We are in a seller's market, but I have to believe there are agents out there who can't stand holding their clients' hands and keep explaining that a pink walls can be repainted...I'm very numbers-oriented, pre-qualified for a loan and own other properties upstate.
