If they're good tenants, I don't have a problem, but get something mutually signed and understood:1) Landlord must approve color and paint type/brand and surfaces to be painted (you don't want bleed-thru on color or surface different from rest of unit (eg matte and gloss))2) Tenant responsible for any prep needed on surfaces to be painted including wall patching or fixing texture3) Tenant responsible for any damages (ie paint on carpet) to property and clean-up as a result of painting4) Landlord contribution (if any) to be negotiable PRIOR to start

There was a roof leak in one of the rooms, the roof has been patched up but the ceiling and the wall of the room have water damage, at least drywall needs to be replaced.

So I plan to patch the cracks in the walls (some 1/8" or larger, diagonal from windows and door frames in one room, cracks appeared to be quite old), mud over the texture, scrape off the unpainted popcorn texture, and rip up the peel and stick floors to see what condition the slab is actually in.

They're fine until you start messing with them, but once something needs to be repaired, your costs could end up being a lot more than you'd anticipate just looking at the surface problem. 3: Sometimes, replacing is better than patching.
