I would figure out a way to get another type of loan and put a little more money down but ensure that you are doing it correctly so you don't have to cross the line with any legalities. 

Bank account wise, create a separate one. 100 different reasons to do so (e.g. commingling issues, cross liability issues, etc).

Yes, I believe the term is "Cross Collateralization", a few lenders I have worked with do them.
