If you don't have the 5% down payment then you can do a HELOC on your current house to do it, but it will at least be easier to pay back compared to a 20% down payment on an investment property.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

I wouldn't worry too much yet but if after a couple more days of no activity, I would bring the price down a bit to be closer to the top end of the market and see if there are recent comparables that have been rented (especially if you have access to the MLS)

Comparing two deals - with almost same price point #1. no rent increases but Percentage rent lease - There is a base rent ( ~65% of NOI)  and the rest is percentage of their gross sales in last 12 months#2. 10% rent increase every 5 yearsAs a newbie option #2 seems preferable /safer to me, and #1 may be slightly riskier.

Additionally, ARVs in these areas have a cloud of uncertainty so it will be prudent to be conservative in your analysis and have multiple exit strategies in place.If the home is located in an area with minimal impact from the storms, there has been a small uptick in pending sales the past two weeks compared to same period prior to the storms.

But when we compare this year's figures to 2019 (the last normal tourism year pre-COVID), we see continued growth. 

But the ROE is even more drastically worse compared to the past as the value of them continues to rise but income has not.

For a company our size, we were told more like 1-2 months of due diligence and 1 month of staying on, but we have nothing to truly compare that to in the "real world".
