Here in Colorado, the city or county planning departments will know about the STR/Airbnb laws.

In an  Office or Industrial project, competing business can co-exist as neighbors because they are generally providing a service for which the "playing field" is away from the property.

TIC/Co-op/condo type financing is an interesting angle I had not yet considered as a value add possibility.
