Amazing properties and endless oportunities . i am now in denver wich is a hot real estate market . i drove from miami to ohio and from ohio to colorado and i saw a lot of oportunities and i am very glad i left the most SE corner of our country. i will be selling my property in miami for about 60,000$ of profit plus my personal savings , i should have a decent liquid fund to buy up 2 or even 3 oportunities in the midwest.

There is a box on the form that indicated it is from rent which at least in my case is always Passive Income NOT SE income that I would have to pay SE tax on.

I am in SE Michigan so not very familiar with Mt Pleasant however, property managers in the area will be able to tell you the average vacancy %, so if you call a few PMs you can base it off the average of those then add in a cushion to be conservative.

You can set up a management company if there's a purpose, such as generating qualifying SE income to fund retirement accounts and such/I highly recommend working with a REI tax strategist to make sure both of these are appropiately setup.
