A rental in the B/C class, I would say no.

If at the end of the 5 years of holding, I did not replace the A/C or roof, no cap ex.  

Either A) the gf's mother stole her identity and impersonated her on the loan application, B) she's lying to you and is going along with it, or C) the inquiry is unrelated to the mother's loan.

I have many of my units in C class area and I continue to look there because I have a strong foundation there.

We filed a RegD 506 c offering with the SEC.  

I am not sure how many class C or A motorhomes can tow a loaded horse trailer.

If you don't, I would just apologize for the inconvenience and get the work done.I only give repair discounts when there is a significant impact on the features or use of the property,  such as no a/c in the summer.

@Matt OwensRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Are these Class B, C, or D properties?

We are looking for now at B/C class neighborhoods where there are investors flipping and there is some room for growth.
