The bank they are using with that offer is now saying my site prep bid came in way too high and not approving me (so far. still in process).

The screening process plays a big role in the odds of collection.

Any special process or just fell them and skid them to a landing deck them then haul them off ? 

If you conduct yourself as a serious investor truly looking to work with that PM than they will likely help you through the process, especially if you use them as an agent.

Even so, they were able to help at times when I had technical questions about the legal process.

What's the process & requirements (e.g. copy of lease agreement) for getting one and would the MTR tenant need to arrive early enough on check-in day to get to the municipal building that probably closes at 4 or 5 PM?

If you ask them to write an offer, don't disappear for weeks at a time after you make the offer. 

I don't like AI descriptions (sorry @Andrew Steffens).They look and sound completely like it was written by a bot, which it was.I like to write my own copy for listings and I respond directly to all guests, inquiries and issues.

Acquisition,  processing, etc. perhaps.
