Subject-To Financing – Take over the seller’s existing mortgage payments (good for deals with low interest rates).

Take those profits and pay off the rentals.

My plan is to take the next six months to try and learn as much as possible about multifamily real estate, while also saving up money to be able to start a career in brokerage.

They get money but couldn't find deals that match the 8% they offered people, which was all based on lower interest rates and leverage. 

Build a team with all that time in the morning and and the time you have by walking up early etc. 

You’re lucky to end up anywhere near 1% rent:”all in” ratio unless you buy at a substantial discount rate.

If this is not possible, take some time to get to know and be-friend the other HOA board members before you waste money with an attorney.
