It should make the process a bit smoother since they are using they're own underwriting guidelines which can be changed to fit any situation versus the pretty strict guidelines set by the three agencies I mentioned.Hope this was helpful and good luck!!

The reason my offer was accepted versus the other two was I was willing to push the close date out as far as needed.  

I guess I need to crunch the numbers to get a handle on the return versus cost. 

It is a little pet-peeve to receive opinions from thin air versus advice from a true experience.

That isn't to be said everywhere, but there's always someone else:)  I tracked craigslist/trulia/zillow/etc. for a few months, and still do, to see what apartments actually got moved into, versus what is still on the market for asking rents today.

This worked for us because we were looking for 3 bedroom units versus the current 2 bedrooms that we were living in.

It's also best to pick a single niche to start versus trying to venture into multiple.

Everyone has covered the owner occ/versus primary residence piece and the county by county millage difference.However the other side of the coin must also be considered in order to evaluate.

Or a home in my area I can get for 25-45/sqft versus over 100/sqft new.

And don't even get me started on Florida versus New York weather!
