Orlando is a bit of a one trick pony with the Theme Parks and with higher airfare, gas, and ticket prices demand is currently down, and inventory is up which is driving prices down.Also you will see most people are not fans of arbitrage, not sure you will find any great opportunities worth it in my opinion.

Also, there are common domestic hot water tanks (gas paid by the owner), and a single gas meter so all tenants' cooking gas is paid by the owner as well.

I only use rabbu as the 3rd data source to validate my analysis, I find that it runs really high but its helpful and also easy to see what your competitors might be doing.

Having actual rental use can support the position, but renting it for a few months for the sake of creating a position, and that the only reason you are doing it is for tax purposes, I wouldn't consider that to be valid rental time for purposes of trying to prove it was always held for investment use.

i think the concerns of the people around you tend to be valid - and so your job isn't to 'convince' them, it's to come at investing (or whatever) from a place of financial strength.my first rental was my former primary residence - i kept it as a rental when i moved out of it.

I just viewed what looked to be a beautiful 3 unit in the photos a few days ago, but when I got there it was apparent the building had a natural gas smell in the basement, plus the owner pays all heat for the building since there is only one furnace.
