for adding apartments up high in a home you will need to put in fire escapes which can be costly fyi.as you know edgewater/hoboken are the areas to be right now for up and coming although not sure about the REI opportunities there.also i agree with the poster to look for public transportation lines in those areas and try to purchase accordingly.

If you invest in a location that is desirable, has a diverse economic base, good transportation, access to desirable amenities, and a reasonably pleasant climate, you'll come out okay, even if values go down in the near future.

@Logan Caudill without even seeing the numbers I don't see this as being very profitable at $450 rents by the time you add all the associated costs (land, homes, transport, set up, decks, utilities and I would use at least a 50% expense ratio and more realistically a little higher).
