Another thing to think about, most investors looking to buy TK are not looking on the MLS and unless the Realtor states in the Realtor remarks section that the home is TK with a renter in place, it might get passed over and not show up on someones search criteria for MLS listings. 

Yes, nice trees do add value, it's an opinion, but you'll often see the remarks as mature fruit producing trees or some remark, when you see that you know the appraiser was leaning on the plus side of an opinion.Now to be known as Ben Peachseed Bakhshi ....

I wonder about your "build your cap rate" remark.

Sometimes, remarkably, to the owner's private residence or another business or property they own.  

It's remarkable the kind of things people post publicly, isn't it. 

Also, I may have the option to get a rate buydown from the seller, as that is mentioned in the agent remarks.

The last couple I used were America's One Title in GR and Devon Title in Kalamazoo  However, I don't think these places were remarkable... 

Personally, I think this is pretty remarkable, because before I started with any of these in March I had NO clue about the local real estate market.So, what's on the horizon?
