And with modern technology like pricing and property management software it is relatively passive. 15-30 minutes a week.

Prices are only going to go down and technology should finally get better someday.

I am so glad we live in this age of technology where information is readily available and accessible, but do miss the gravitas of a firm handshake and eye contact.
