It is a tough buy and hole RE market everywhere but markets like San Francisco are particularly challenging in the short term due to the poor cash flow (negative cash flow).

@Elliot B.I doubt a energy meter based on airflow, heat - etc - of any variety - would hold up if challenged in a court of law - 

I'd told my agent this a few weeks ago, and my agent told me technically he is owed a 3% commission but he won't hold that against me since it's a family member and I'm starting out.
