Front patio, covered entry with columns , Windows where the garage was , relocate driveway to the side of the house and erect a rear garage , add brick facing and or hardy plank Larger Windows but now I've spent a load and haven't even tackled the interior.My question is how far to go what are the best bang for the buck renovations although I understand the basics i.e.

Contractors seem to like to choose which jobs they tackle on their time line and according to how they feel.By you segmenting the job you control which items get done first and you can monitor the craftsmanship and attention to detail of the work completed.You learn which contractors to use where in the future. 

They at least don't spam you with calls 3 times a day.Has anyone else had a similar experience? 

So your goal is to tackle some ways to have private investors contact you and you supply them the deal and sweat equity and they can invest hands off correct ? 

Any thoughts or strategies on how to tackle the issue of getting this house at the right price?

@Samir Shahani - Let me try to tackle some of this...How did you handle the student loans? 

You may not be ready to tackle all the possible problems this property may have.There may be other hidden issues as well such as unsafe bootleg plumbing and electrical.

The others that the numbers might work better on are 100 year old houses that appear to have serious structural issues that I don't want to try to tackle as a first property.

Real estate is daunting if you try to tackle things all at once.
