I can tell you that their involvement is on the financing side only, as they work with local installer partners on the back end with the installer managing the customer relationship so Mosaic wouldn’t typically interact with the customer directly which might explain the gap in the line of communication.

The most interesting issues involve communication with subs.

I will be renting out the home to an individual who will be sub-letting the home to an Assisted Living Facility.

I don't think the sub-type of asset class matters, ie multi-family/industrial/data center/SFR/MHParks etc.

In nearly 10 years of doing PML, we have a sub 3% default ratio with a near zero principal loss (lost 2K on 9-figures funded in my tenure, which isn't too shabby given our stance on junior liens.)

@Daniel KalamI would do the sub metering or increase the cost you charge for utilities to $150 or $200 per unit. 

What do you want out of a GC:  Someone who has lots of quality sub connections, someone who doesn't soak you with their fee on top of Sub costs, someone who will be there to oversee manage the quality and speed of your project at least 3x per week and be in constant communication through calls and pictures. 

Well, I list a few reasons:  great teaching style, comprehensive beginning to end explanation, excellent customer service, live-time reviewing of training, a 40K forum. 

Banks and institutional servicers are not usually willing to get involved and assist customers and stick to the servicing agreement to the letter to avoid liabilities, and that makes good business sence, but we adminstered deals that were underwritten and failure was not an option!

Buildium does offer the ability to interface with Quickbooks through API and offers custom buildouts.
