I like it vs doing an older building where you're spot fixing problems and are hoping nothing to signicant is hiding in walls. 

You need a reason not to make decisions on the spot with people.

Make clear plans, use no-cost tools, study areas, spot deals, and move forward.

, etc. to get to that sweet spot in the leverage math that makes sense. 

@Elijah SkinnerSan Antonio and Houston are great spots for for house hacking in real estate, with cheap homes and lots of people looking to rent.

But have recently thought about the longer term picture and my passions don’t align with my career even though the job is comfortable and technically what many would call a great spot to be as a Physical Therapist.

(a real opportunity sweet spot in my RE career).

The first unit needs a little work but I think I could rent for $1000/month in general and that is what I told my friend I would rent to him at.He hasn't submitted an application because he told me he's trying pay off some overdue parking tickets and just wants to be in a better financial spot before committing.

If you allowed pets, which I hope you didn't, ridding the home of the smell could pose a problem, especially if the pet relieved itself in the same spot.
