I wound up putting in the time/effort to educate myself, make connections and take action. 

After spending some time learning about the industry, I want to start taking action in wholesaling.

I have had others strip the house literally to the studs.. take their wows out on the house and you.So do approach them very gently and ask them what their plan is as you will need possession. based on their response will give you your next course of action.

The average person should be able to read a law/code/statute and understand what actions are illegal for him/her to perform.

The difference between my views and my lifelong friends is two things: knowledge and action.

Also, most of the stuff your list is low cost which is great, but once you start getting the deals and paying yourself back on the direct mail, double and triple those actions too (of course when you to a place financially that you can do that effectively).  

The 2 most reliable, known, sustainable actions for this wealth creation is; path of Progress (a favorite of mine as I have started in this over 30yrs ago now) and RE-development. 

Vetting is CLEARLY a BUYER side action and ONLY a buyer side action.
