I do see how this idea could be abused though, and that it still may be unwise to suck up a great deal of your passive income to pay for a flashy car every month.I'm a senior at VCU wrapping up my last semester, and all I have at the moment is an adequate emergency fund and a small investment portfolio.  

I wouldn't worry much in another town but this town is a college town and now that the semester has started it can be 10 months until the renters start looking again!

I do know a couple times we had roommates late on rent and the landlord addressed the issue directly with them, not the whole house, but we also had roommates that paid a semester at a time so he was probably up overall. 

The semester just ended so I have much more time now over Christmas break.
