So their initial lease will be 6 months or so, and then in the spring they have the option to renew for another 12 months.Everyone’s pretty cool with it if you just explain why you prefer to have leases start in the summer.

I will not be renewing their lease and will need to completly update their unit as well (its a little rough).The Plan: Once my tenants lease expires, I will Airbnb the unit I am currently living in and swap sides to renovate it.

Then if the tenant does not live up to your expectations, you could simply not renew the lease and avoid an expensive eviction or having to wait out six months.
