@Timothy Blackman- thanks  ...get some referrals for lenders from friends / co workers ...contact them all on the same day with the same criteria and ask them any questions you have and  ask for some scenarios ...compare the  feedback and service they provide ...pick one lender to get pre approved with ,,once you have a property - contact all lenders again for pricing options for the actual loan you will need ...hopefully the lender you chose for pre approval will be competitive in their pricing ..good luck

There is a chance their unit is also pretty dated compared to the others or others in the same neighborhood.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

The account fees are minimal compared to the potential gain with most syndication offerings. 

I am clueless when it comes to the economic development board, but I do know that Waco in general is extremely business friendly and has very little regulations compared to other Texas cities.

The area seems to be appreciating by $50k each year looking at previous sale’s and comparing to Redfin/Zillow current values.
