Water, Power & Gas are all independent services and each deserves to be considered separately IMO.I have common water, but separate power and gas already, but consider:water is relatively cheap and constant each monthpower can be very expensive, especially in an all electric buildinggas is not bad, until the winter monthsI looked into adding AC to my units and the equipment+install was the cheap part; the sky fell in for the electrical upgrade (5k/apt).

You could maybe see about financing the difference for the buyer, but the buyer will more than likely feel it is overpriced and will walk if you won't lower price.Good luck. thnx for chiming, actually no,  we had a buyer that was going to closing a few months ago and the deal fell apart.

I put an end to that when 1 woman who complains at least once a week emailed me to ask that I tell the tenants next door to her to pick up the pumpkin that fell off the railing because it was blocking her and her husband from parking their two cars in a 1 car spot.I told her it would be quicker if she just went next door herself and KINDLY asked them to pick up the pumpkin and reminded her she wasn't entitled to having two cars in a spot (one behind the other) when it's technically one space

I sold my previous residence, and someone came in with an full price offer, but it had all kinds of contingencies, selling there current house, getting down payment assistance, getting financing, and I never considered the offer because it looked like they simply liked my house and if everything fell into place they would maybe buy it.
