Which type of properties are you considering?

We are working with our property manager getting everything ready to go- we are just a few weeks out from going live (fingers crossed).

Having lived nearby for years, I thought I knew the area well.The house itself is stunning, and the property is beautifully landscaped—truly a dream home in many ways.

I would reinvest in a another property and use a 1031 exchange to detour taxes.   

I insure the properties ..

When I purchased the property it was currently bringing in $1,000 per month total in rent.

In Texas an unpaid sub can put a lien on a property, sometimes as late as 4 months after the project finishes? 

At that class of property, the turn overs are costly. 

This would be a joint venture with me offering to just provide a percentage of profits and equity in the property in return.
