@Brian McCarter I agree they are not a Protected Class in Massachusetts and I don't rent to Lawyers, Law Students or Law Professors.

We had another who had a new job as a professor at a university starting in a couple months, waving cash to prepay the first 3 months of rent.  

However, if you have traveling scholars/professors and or doctors, who might only be at your area for a year or two, then they might rent.  

When I was studying law, what the professor taught us - and what most laws say - is that laws are based on what is "reasonable."  

I don't know, I can just hear my law professor's voice in my head saying you'd be better off without this document that won't be complete, that you'd be better off just putting in the lease that they are responsible to report any maintenance issues - period.By the way, you'd probably be best served by requiring renter's insurance.
