@Mike Musarra  If you plan on doing a BRRRRR your best bet will be refinancing into a DSCR loan.

Obviously people can get deals done with little or no money down but as a new investor I think your time is better spent getting your financial house in order so that when you go to a bank with a deal you are coming from a position of strength.I kind of chuckle when I see folks who have poor credit scores, no money saved and are looking for advice on markets to invest in. 

I fear poor planning on the horizon...Any input/recommendations  greatly appreciated...

Those normally always end in evictions if you screened poorly.

Hi Jerome - MTR is certainly one of the areas of lending that is still new and lenders are still adapting - probably going to run into trouble with more traditional and conventional lenders - which generally take a long time (years) to adapt to new trends like thisI wrote about this late last year as one of the developments to watch for 2024 - particularly how DSCR Lenders are approaching, which is likely the best bet for this investment type currently (but note not all DSCR Lenders are the same - so will need to vet and pick one that is MTR friendly and generally forward-thinking)What’s Next For DSCR Loans?

These programs often offer their own lenders, managers, builders, etc, most of which range from poor at their jobs, to completely shady.

Thanks If you are looking at class A-B, the suburbs are a better bet dollar for dollar. 

I'd bet any local University has classes applicable to commercial RE investing and management, audit the course instead of attending for a grade, much cheaper

I would bet dollars to donuts he's still doing drugs.
