Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

It might be worth double-checking that estimate to ensure it's accurate for the area.Other than that, your costs and estimates look solid, but I'd recommend re-running the numbers with these tweaks.

I have been playing around with Propwire for the past few days and it makes me wonder how accurate the information is on the site compared to Propstream.

However, your post is highly accurate on flat roofs.

IE monthly payments or interest accrued and paid at closing etc.So what I hear from you is you have a note.. but maybe NO security IE DT or mort. and its not performing at all.

It’s been 2-3 months using the software and I think it’s accurate but would love to know what others are using.  

Out of curiosity, which neighborhood is the property, and how is it performing?

I know how to get fantastically accurate estimates for simple single-family deals but was wondering if anyone had advice on where to start for running numbers for 50+ unit deals.Also, if anyone has any advice on helpful systems and technology - or for managing larger scale real estate businesses to be a valuable partner, I'd gladly listen.
