I'd may send a copy of the rent increase letter by certified mail but maybe not, depending on what all i'd learned so far.I'd always be respectful and positive and stress that the house isn't perfect but my duty is to fix what is broken and their job is to pay on time. 

A property just popped up FINALLY close to campus, would be perfect for our junior (and OUR FRESHMAN who can live off campus May 2025).BOTH sides of the duplex are leased until May 2025. 

Never, ever believe people when they tell you how much they made on a real estate deal (or trading stocks and crypto).

I am sure that Rentometer will work perfectly in many areas (maybe even most areas), but I am not going to risk investing 6 figures on a property without "knowing" the rents and comparing the properties myself.
