Now you could do what many new and seasoned landlords do and have a property management company handle all your landlord duties for a nominal fee but its totally up to you.

All this just for accelerated depreciation, very nominal equity gain through principle pay-down, very nominal if any positive cashflow, and maybe enough appreciation to make it all worth the effort in 20 years? 

We have an excellent relationship with the owners and they have told us we are welcome to stay with only nominal increases for the next 5 years or more.I know the market is dipping hard right now, and I am not in a big hurry to simply buy anything just because I have money burning a hole in my pocket.

I think you'd get some interesting stuff from watching.Specifically, in this video he isn't saying that housing prices are going down 50% nominally (i.e. $100k ---> $50k), but that depending on the pace of inflation over the next # of years, housing prices can go down in real "value" as much as 40-50% or so., if nominal home prices remain relatively stable. 

The nominal cost is worth it's weight in gold. 

Most of the big purveyors will add install for a fairly nominal fee.
