A hole in the wall, for example, does is not magically appear as a result of the hole ferry.If it is something that may have resulted from abnormal use it falls on the tenants regardless of whether you can prove fault.

Hello BP Community,I met Scott Trench and Mindy Jensen back in January and their passion was enough to send me down the rabbit hole of learning about REI and seeing if it's right for me.At this point, I'm excited to dive in.I live in the DC area, but am looking to invest in Southern Maine (where I have family and the numbers will work better) and have settled on buying a small, multi-unit in the Auburn-Lewiston area as a buy-and-hold rental.

My tenant caused damage by leaving carpets with excessive cat urine and vomit all over, burnt holes in it with hot coals in a plastic bucket and pretty much never vacuumed stairs, cleaned shower etc etc.She wanted some TV wires back that she left so she was organizing a painter to come and fill the holes and repaint them.

Take a bit of the rent to compensate her for the monetary outlay, if the window unit cost 200 then reduce rent by 20 per month for 2 years ect.

They must of recently changed that because I researched that a few months ago and talked to an attorney and that seem to be the loop hole being that we as investors aren't selling anything.

It basically says remove your items, fill nail holes from pictures/paintings, and do a final clean (and give detailed instructions).
