This project took about 4 months to complete and we have had it rented out since the middle of Sept

There are plenty of multifamily properties close to campus and the city overall is growing at a rapid pace.

SC has  a state bill that is going through its paces that would make it illegal to flat out ban STR's.HOA's could not prohibite STR's if this passes, nor could cities. .

We're now north of 550 doors managed in Detroit and I imagine, at current pace, we'll be over 1,000 in the next couple years.The PM side is slightly profitable for us.

In the middle of the night I'm firing off questions and they in turn answered them all.

Can I just wait till the middle of sept and make the rent much larger which will probably force them not renew the lease. or is there any other method to follow other than rent increase. 

I would highly recommend Pace Morby as you get the same info for free. 

Over the next 30 years, I use 2.5% as a "middle of the cone" annual number. 

So I have no doubt some of the folks that take training from Pace and from Mike and Ken have the ability to retire a loan without having to get a loan..
