In a rental i own, there used to be a microwave over the stove. 

Rents are trending upwards we are sitting at 1.4% deal after cosmetic renovations; paint, flooring, and built in microwaves.  

The properties also get used hard and normal residential systems from microwaves to hot water heaters, flooring etc wear out much faster in a vacation rental.

Washers dryers, fridge stove microwave, toaster oven, coffee maker, pots and pans, dishes and all utensils, bedroom suites, sofas and recliners, end tables, coffee tables, night stands, old style televisions, gas and charcoal grills, the list goes on.What I buy new: linens, towels, pillows, HDTVs.My STRs are for short term working people at a refinery.

It's missing the refrigerator, but it appears to have a built in oven and microwave into the wall (forgot to take a pic, d'oh... think it's missing a stove too) The basement is almost finished... it has a full bathroom, a bedroom, a living room... needs a stove and refrigerator to finish out the kitchen.

The wild cards tend to be dishwashers, microwaves, and washer/dryers.

I added a fridge/microwave so it has a wet bar kitchen.

Owner left a microwave, kitchen table, and washer dryer.I am turning around and renting it or reselling it on a lease to own basis.

However, I allow tenant to use electric burner, microwave, and small refrigerator with standard 120 volts.
