I am leaning towards buying and holding a property while renting it.

If you are focused on cash flow then I would lean toward the lower cost that need some work.

I'm leaning towards just saving a bit more so I can get in the the commercial side 5 units plus.

Not only that, there are custom cabinetry in the kitchen that is very close to the ceiling, that would make the removal of the trims and mirrors very difficult, unless I remove those cabinets too.I am leaning towards keeping the walls and floors but change the ceiling.Any thoughts as to what I can do to the ceiling that would make it appealing to most renters?

Or (and this is the way I'm leaning), should I keep it business-like, as if I've sent this letter to everyone in the neighborhood, and I just happen to have good timing?

Not only does this free up capital for investment, but it keeps me lean and beholden to no part of lifestyle inflation.I have colleagues who are unwilling to quit their jobs or take measured investment risk because of the threat it poses to their lifestyle costs: homes, cars, vacations. 

I was woundering if you know any body willing to look at a few pictures of the space and make some quick suggestions as to what they think would work best in the space.
