Last thing to consider is if you are buying a new home, will you want to do 100% financing and will you have the remaining bonus entitlement to do so.

Lastly, agreed 100% with Stuart, you can't go into it using best case scenario assumptions and allocations.

Tried getting quoted from OBIE last week and this is the response I received for some some properties in Central Florida:" Hello,Thank you for requesting a quote with us.I apologize currently we do not have any carriers available for your properties in Florida.

In fact my last completed purchase (I am under contract now for a different purchase) was huge negative cash flow.  

(That last one might qualify for what you are trying to do, but you're going to run into some underwriting barriers if you simultaneously increase the rate and payment without a very strong reason--and accessing cash for real estate investment is probably not going to be what they want to see, depending on the lender).2.
