Ideally, I’d have an Airbnb down there (for occasional personal use) but have received some feedback that an out-of-state Airbnb would be too difficult to manage.

Population is growing and the job market is strong (major employers developing like Intel, Amazon, Meta, etc.)

For example, sometimes as a GC a person you know will ask you to do a job, you say to yourself, this will be quick and I'll get a little capital for the next deal.

There are plenty of cash-flowing markets here - especially in the STR space.I'm in Arizona and there is constant news about what is happening in Mexico with occasional charts of various cartels and what turf they are fighting over,  and mass graves that have been found of the "disappeared". 

I personally look at job growth, appreciation, and overall return on investment projections.
