I would like something more iron clad to include specific damages and such.

I know I've been through many older homes in Kalamazoo/Portage that have considerable deferred maintenance - whether they have an 'iron giant' furnace, asbestos coming out of a ceiling, etc.

Im still having to manually send some of my responses due to some incompatibly issues but Im hoping to have that ironed out evenings this week.
