But that's what you get in real estate investment & make most of the money.

I''ve only heard of ones existing who work on large constructions projects, not small single family home investment properties. 

If I were in your and/or your mother-in-laws shoes, I would go to a local bank and use the free and clear house to secure a $150K+ line of credit.
