I would inquire with local credit unions.

It's likely the specific mortgage you would be inquiring about isn't even owned by Wells any longer. 

If they tell you they are staying temporarily as a guest, introduce yourself as the property owner and inquire as to when they arrived and how long they plan to stay.

You should call/text/e-mail him or at least drop your information at the property to inquire if he's interested in selling.

Then inquire, then suggest seller financing.

So, would I be better off calling them to inquire about the property or should I send a letter?
