The short answer is I look for 9% min and try to press it to 11% with those strategies along with rental increases once improvements are made and the tenants know you actually care about the property.

And it's in a super convenient, central location, closer to downtown San Francisco than most of SF neighborhoods, and easy access to the whole East Bay.

However, if you need more flexible terms then look for a local mortgage broker who has access to a lot of companies offering HELOCs with most having more flexible terms than local credit unions. 

The backyard is big enough for an ADU with access from the alley.
