so after reading all the posts, it sounds like his best bet is just to move on and walk away finding another place maybe coming back in future to keep contact with that person if he really wants that location… Correct me if I’m wrong, but my analysis from all this is that hiring a squatter would only be applicable in situations where the person who is occupying the residence never had a lease or contract therefore it is a rare circumstance where it would be a viable option. 

So there is no single projected return, no single actual return, no single experience (and it instead is a huge variety).I feel one of the main advantages of passive investments (via syndication/crowdfunding) is that I can hire a manager who has years more experience than I can ever hope to obtain myself.

I would advise that if you are more than a 2 hr drive from the investment than hire a PM.

Hiring: Decide if you’ll manage the property yourself or hire a property manager.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Maybe they bought too many properties and hire the wrong people to manage them.
