Put up a 99-cent curtain rod and some cheap curtains from Goodwill or eBay (like $4) - multiple benefits:a) Cheaper than the $8 mini-blinds for every window.b) Makes the place look nicer and more of a home feel.c) When the tenant departs they can be washed and re-hung - no more throwing away damaged mini-blinds that wind up in a landfill.

The hourly pay was good at the time with the stock upside.Flash forward today and as mentioned pretty much anyone good will not work at these places unless it is supplemental type income going through school or retired, temp gap until they land a contracting job again etc.

Hard money lenders will look at your deal and if it's good, will provide such a letter since they would be willing to buy/finance the deal for you.But I would also not be looking for on market deals.

Some investors think this is what realtors should be doing to make 3% commission on a property that's used up 50% in good will, credibility and the realtors time.And lastly I do show my clients properties 10-20% over their price.
