Your not getting any STR properties via arbitrage your just managing someone else's property and the owner is getting most of the benefit. 

Because I benefit from more business oriented books I also like Who Not How and Gap and the Gain by Dan Sullivan and Ben Hardy.

Curious some data points / arguments / etc. other BP users have used in the past to argue how and why a project would benefit the community.

Timber you can let grow and it gains value. 

So how do I socialize the benefit of doing something like taking a 200k ADU construction loan to add $X in top line and $Y after servicing the new note, but with an increased property value etc etc? 

Unfortunately it sounds like you've already missed your capital gains exclusion if you've been renting it out for more than 3 years, as it's 2 of the past 5 years. 

I talked to a Lady in Nashville and walked her through the process and she was able to do this and made some pretty spectacular gains on recreating old parcels.

To stand on a person’s property and blatantly misrepresent to gain access is most agitating.

You will get 10x the exposure listing on the MLS among plenty of other benefits going that route.
