Account Closed- thanks ...PM firms will factor in drive times if they are close to property ..if you arent  satisfied  with their responses -  shop for a new PM firm and  if you do - maybe  ask this exact  scenario to  them and see what they reply with 

If you do decide to buy with them please have a reputable law firm do a title report and review the agreement.

Be clear and firm on rent payment dates, grace period and late fees.

I am curious.Hey Mark, This scenario you describe has not happened in our firm with any of our clients yet, but I have heard from other accountants that it has happened before.

The plan sponsor selects a firm to provide overall administration, and also selects numerous investment options for participants to choose from.

I hope it leads to far fewer, more efficient real estate firms that focus on full-time professional agents doing more business at a reasonable rate.

I have seen situations where landlords and tenants are both very firm on their requested rent price and it was a minimal difference and the landlord let them move out and the money it cost the landlord to clean fix paint and rent the unit out to a new tenant outweighed the difference they would have made the tenant after moving expenses and paying first class and Security again probably outweighed what they would’ve paid had they just stayed so sometimes it’s better to just negotiate and flex a little to renew a tenant than to keep swapping tenants.

Bigger firms may charge higher fees but they also come with a lot more support and items in house.
